Get paid on time. Reward the tenants who do it.
Your tenants earn points every time rent arrives on time: 1%, 2% or 3% of the rent, set by you for each tenant according to the risk you see. You pay only for rent that arrived on time, and you see your on-time rate every month. Your leases don't change.

Tenants earn for paying on time
Each on-time rent earns points at the rate you set for that tenant: 1%, 2% or 3% of the rent, higher where you see more risk. They unlock after three on-time months in a row; a late payment before that resets them. Reminders go out before every due date.
One invoice, full visibility
Each month: your subscription plus the points that unlocked. Your on-time rate by building and unit, and an alert when a rent is 30 days late.

Pick your reward rate, then play with the months. Three on-time months unlock the points for good. A late payment before that resets the pending points, and you never pay for them.
Example rent: €675 per month, so 1% = €6.75 in points per on-time month.

What Dueo would cost on your portfolio.
Points are billed when they unlock, after three on-time months; this shows the monthly average. Prices: €9.99 per apartment, €4.99 per student room or bed, plus the reward rate you set for each tenant per on-time payment. Rates can differ between tenants: use your average here.

What landlords ask first.
Does Dueo touch my rent?
No. Rent goes from your tenant to your account as today. Dueo reads incoming transfers through a licensed open-banking provider, read-only.
Is it insurance?
No. Dueo doesn't cover unpaid rent. It works before the due date, insurance after a default; the two can work together.
Who does it work for?
Tenants who can pay but sometimes pay late: forgetting, juggling bills. Points and reminders give them a reason to pay on the due date. It does not help a tenant who cannot pay; your dashboard shows your on-time rate month by month so you can judge the effect yourself.
Can I give different tenants different rates?
Yes. You set the rate per tenant, from 1% to 3%, according to the risk you see in each one. A riskier tenant can have more points at stake; a reliable one can stay on the base rate. You pay each rate only on rent that arrives on time.
What counts as on time?
The full rent reaching your account on or before the due date in the lease, in one or several transfers. A partial payment by the deadline counts as late. If the due date falls on a weekend or a public holiday, the deadline moves to the next working day. There is no grace period after that.
Do points expire?
Unlocked points that your tenant has not turned into a gift card expire 12 months after they unlock; the tenant is reminded in the app 30 days before. You get the value of expired points back as a credit on your next invoice. Each gift card keeps the validity set by the brand that issues it.
What if a tenant pays late?
Their pending points reset and you pay nothing for them. Points already unlocked after three on-time months stay with the tenant.
Can I stop?
Yes, at any time. The stop takes effect at the end of the current month; your tenants' pending points unlock on that date and appear on your final invoice. An annual subscription paid in advance is not refunded; you can keep the programme running until its renewal date instead. The programme sits outside your leases, so stopping it changes nothing in them. Points your tenants already unlocked stay theirs.
Can the price or the rules change?
Rule changes are announced at least 30 days in advance. A price change applies to an annual subscription at its next renewal, and to a monthly subscription, which renews automatically, 30 days after we inform you.

Three on-time months, and the points are yours.
Pay on time
Each on-time rent adds points worth 1%, 2% or 3% of your rent, at the rate your landlord set for your tenancy. You pay as usual; Dueo sees that your rent arrived.
Three in a row unlocks them
After three on-time months in a row, your pending points unlock for good. Pay late before that and the pending points start again from zero.
Spend them your way
Choose gift cards from the brands you like, split your balance across several, or keep some for later. Your cards stay in the app.

How do I join?
Your landlord or property manager must use Dueo. If they do, they invite you and you create your account in the app. If they don't yet, you can tell them about it.
What if my landlord stops Dueo?
The programme ends at the end of that month. Your pending points unlock on that date and stay yours, like all your unlocked points. Rule changes are always announced at least 30 days in advance.
Do I need to change how I pay rent?
No. Pay exactly as you do today. Dueo only checks that your rent arrived on time.
What counts as on time?
Your full rent reaches your landlord on or before the due date in your lease, in one or several transfers. Paying only part of it by the deadline counts as late. If the due date falls on a weekend or a public holiday, you have until the next working day. There is no grace period after that.
Do my points expire?
Unlocked points you have not turned into a gift card expire 12 months after they unlock. The app reminds you 30 days before. Each gift card keeps the validity set by the brand that issues it, and its expiry date is shown in the app.
What happens if I pay late?
If you haven't reached three on-time months in a row, your pending points go back to zero and a new series starts. Points already unlocked stay yours.
How much can I earn?
It depends on your rent and on the rate your landlord set for you: 1%, 2% or 3%. On a €675 rent, that is €6.75, €13.50 or €20.25 in points per on-time month.
Can I turn points into cash?
No. Points are converted into gift cards from the brands in the catalogue.
Is your landlord on Dueo?
If yes, they will invite you to create your account. If not, send them this site: the landlord section explains everything.
